Unless you have the cash to purchase your home, the first step to building your home is to get pre- qualified for a construction loan. This allows you to work with our lender to know how much home you can comfortably afford.
(If you already own property move to step 4)
Once you are pre-qualified, find your lot or acreage and put an offer on the land. Typically this involves earnest money of $500-$1000. You then ask for a 30-45 day feasibility study.
If your offer is accepted it is time to order your home and select your home options. After you order your home a $2500 processing fee is required to receive your blueprints and get your bids and permits in order. ($2500 is deducted from price of home)
If your property does not have water, power and sewer/septic yet, at this point you may want to get bids for: Excavation/Grading, Water, Sewer/Septic, Power (temp/permanent), Painting, Exterior Patio work or decks and Appliances. (ask about our contractor list)
Once you receive your Build Packet (Blueprints, Engineering, Site Map, Plot Map, Energy Worksheet, Power Worksheet, etc.) you are now ready to apply for permits. The Lexar Pre-Construction manager will be available to guide you through the process.
